Cumming treats its own Lake Lanier water and runs its own sewer through Cumming Utilities, and the city's Planning & Zoning office issues plumbing permits for addresses inside the city limits. Plumber Atlanta is a referral line that costs you nothing and does no plumbing itself. Call the number on this page to be connected with a local plumber in Cumming.

Plumbing services in Cumming
Forsyth County's only city
Cumming was incorporated in 1834 and is the county seat and only incorporated city in Forsyth County. It is about 35 miles northeast of downtown Atlanta in a straight line, on GA-400 near the shores of Lake Lanier. Once a small rural town, it has become a busy commuter suburb, with Sawnee Mountain Preserve, Mary Alice Park and a University of North Georgia campus nearby. The city had 7,318 residents in 2020, a small fraction of the people who use a Cumming mailing address.
Cumming Utilities: water and sewer
Raw water is pumped from Lake Lanier to the city's Potable Water Production Facility on Dahlonega Highway, which can produce 24 million gallons a day. The water is disinfected with chlorine and fluoridated, and the utility's water quality report says no lead service line material has been found in Cumming's system so far. That report is the place to check current test results.
Wastewater goes to the Bethelview Road Advanced Water Reclamation Facility, which discharges to Big Creek. The main office, which also takes after-hours calls, is (770) 781-2020; to report a water leak or a sewer spill, call the Distribution and Collection Division at (770) 781-2035.
Many homes with a Cumming address are outside the city and may be on Forsyth County's water and sewer instead. Cumming Utilities publishes a service area map; your bill is the quickest way to know.
Permits inside the city limits
The City of Cumming's Planning & Zoning office handles building permits and inspections, including plumbing permits, for properties inside the city. The application is a downloadable form, and inspections are requested by phone on weekdays between 8:30 and 4:30 (770-781-2024; City Hall, 100 Main Street). Outside the city, check with Forsyth County.
Homes in and around Cumming
The median Cumming home was built in 1998, and about 17% are older than 1980. Expect the work to center on water heaters, valves, fixtures and drains in houses from the 1990s and 2000s, with older in-town homes more likely to need supply or drain pipe replaced.
Gas safety
If you smell gas, leave the house first, then call 911 and Atlanta Gas Light at 877.427.4321 from a safe place. Georgia 811 lists Atlanta Gas Light as the gas operator in Forsyth County. Your gas bill names the pipe utility to call.
How it differs from Atlanta, and calling
Atlanta treats Chattahoochee water at city plants; Cumming treats lake water in its own plant and runs a separate reclamation facility. When you call this number, describe the problem and whether you are inside the city. You will be connected with an independent plumber who serves Cumming and can agree on cost and timing with them.
